Melburnians are struggling to pay their rent with the average lease in one municipality exceeding more than $500. 

Herald Sun has released the statistics after the State Government capped rent rises to once every 12 months.

One-bedroom properties are becoming increasingly harder to find, with a rise in unaffordable residences in most regions. 

A recent rental report from the department ranks Yarra as the area with the highest median rent ($514). This is up by $84 five years ago.
